The honest picture: launch pricing started at RM290,000 in April 2024, the last list opened from RM340,000 — and both tiers are now fully taken. Tower A1 is largely booked, with remaining choice concentrated in high-floor 650 sq ft units; 900 sq ft corners in A1 are effectively sold out, so corner buyers are choosing from Tower A2. Prices above are before current developer packages — ask me for the nett figure on the exact unit you want.

Is Kayana Heights freehold or leasehold?

Leasehold — a 99-year lease expiring 31 December 2098, leaving 72+ years on the title at handover. Sabah transfers require state consent, which I handle routinely.

What is the maintenance fee?

RM0.30 per sq ft per month (including sinking fund) for the first year. On the 650 sq ft Type C that’s about RM195 a month.

Will prices go up?

They already have, twice: launch pricing opened from RM290,000 in April 2024, the next list from RM340,000, and the current live chart starts around RM367,000 — with each tier selling out before the next. No guarantees on future moves, but the documented trajectory is one direction.
